THE APPROACH

The house and buildings stand centrally to the 64 acres and are approached by a long private drive leading from a minor lane.

What a glorious rural location – a drive of delight down country lanes from the bastide town of Castillonnès brings you to the gates of the property. Here the countryside abounds with views to make one gasp at every turn. Here the agriculture is a mixture of sunflowers, orchards and pastureland for cattle, sheep and horses.

And the climate is stunning too – not only is it hot in summer with lovely springs and autumns and short winters - but, in addition to this wonderful climate, the grass grows profusely for most of spring, summer and autumn as a result of heavy night dews.

This is the rolling country of the Lot-et-Garonne and Dordogne borders only 22 miles south of Bergerac Airport.

Road communications are excellent - about 7 miles away is the national road N21 which goes north to Bergerac Airport and south to Villeneuve-sur-Lot and to Agen and Toulouse.

Bordeaux is one hour’s drive, Toulouse is two hours drive and the beaches of the Atlantic Coast at Arcachon are one hour and twenty minutes.

THE RENOVATED HOUSE

This beautiful old farmhouse was renovated from top to toe under the present ownership and to the highest international specification (2005).

Now it comprises a house with good sized rooms but cosy too, since the accommodation is arranged on three floors: the lower floor has a superb guest suite/bed-sitting room (with en-suite facilities) which has separate access from the outside.

In addition to the main house is a one bedroom gîte.

DESCRIPTION OF THE OUTBUILDINGS

The outbuildings comprise a modern barn with 10 internal boxes and an original old stone barn with 4 internal boxes.

This old stone barn would be very suitable for conversion to a third dwelling (subject to consents which are believed to be readily available).

THE NEARBY LAKE

The far part of the land (out of sight from the house) adjoins a large lake owned by the Commune.

This lake is for fishing only and is kept like a nature reserve. There are many varieties of fish including carp and catfish. In spring and autumn cranes land on the lake during their migration – a wonderful spectacle !

Here the meadowland owned actually forms the banks of the lake and so you can sit on your own land, cast your line and fish in the communal lake !

LOCAL FACILITIES

The nearby village has baker, butcher, chemist, bar, 2 restaurants, doctor, dentist, public gardens, public lake and tennis courts.

Castillones is 7 miles and has all shops, supermarket, banks, restaurants, outdoor swimming pool and a weekly market.

Other nearby bastide towns are Miramont-de-Guyenne (7 miles), Eymet (6 miles) and Duras(11 miles) – all with good shops and night markets in summer.

OUTRIDING

The outriding is superb – all on chemins ruraux (public green lanes) accessed from near to the property.
