This region has some of the most beautiful countryside in France and is fast becoming a huge area for holidaymakers from a variety of countries. Many historic Bastide towns and villages abound, great for exploring.

Some 10kms away is the Canal du Midi which links Bordeaux with the Mediterranean, where you can hire boats for a few hours. The Canal is a great place for cycling and walking. You can go from village to village or further afield. There are some lovely little restaurants along the canal.

The property is located 2kms from the local village. The position is absolutely perfect, rural but not isolated with changing scenery daily, as the property is surrounded by farmland and plum trees. You can take a casual stroll to the village, cycle or of course drive. In the village there is a primary school, a small bar, sports hall and a village store.

The nearest large town is Tonneins, 9 kms away. There is a large market held every Saturday and Wednesay. Tonneins also has four large supermarkets, large clothes shops new theatre and diy shops Tonneins is set on the edge of the River Garonne and is very close to the canal midi, with wonderful walking.

The town of Marmande (famous for the Marmande tomatoes) is 18 kms, Miramont and Eymet the opposite direction are 20 kms and 28 kms respectively.

Beaches

There are many lake resorts locally, most offering watersports and restaurants. A lot of villages along side the Lot and Garonne rivers have small beach areas, namely Marmande, Clairac and Castelmoron.

At Casteljaloux there is a wonderful lake resort, which has a large sandy beach, a flume, a tree walk and you can hire bikes and pedalos. There is also a bar and restaurant very close by. The same town boasts a very good 18 hole golf course and also a large spa where there are solariums, jacuzzis and heated pools. In the large park in Marmande they have a lovely swimming area alongside the Garonne.

Equestrain

There is good outriding direct from the house, with forests behind and lots of hacking on quiet country lanes.

There are 3 riding establishments, close by to the property, the first and nearest being in the village of Villeton, which is just the other side of our local town Tonneins, they do lessons and also quite a few events, catering very well for children. The second is in St Livrade, which also does lessons. The third being in Casteljaloux which is a very large stables, catering for jumping and eventing. Marmande also hold events in the big Park throughout the year, usually show jumping. There are also show jumping events in Villeneuve

Feed merchants are in Tonneins and Eymet and a local farmer supplies all hay and straw needs, which the owners are sure he gladly continue to do for the new owners. Good farrier who hot-shoes.

The property is ideal for horsey people, but could also be used as a business, with part of the house being used for a gite or B&B as there is plenty of room for this. This area is a very popular holiday destination because of its close proximity to the river, canal and swimming lakes. Summer time is great as there are a variety of night markets in small villages, with music and dancing, generally a great get-together.
