The nearest village is 2 minutes away by car, 5 minutes by bicycle or a 10 minute stroll. There one can find a grocery store with excellent meat, run by the son of the local Mayor, who breeds sheep and Bazas beef (the French equivalent to our Aberdeen Angus). The bakery offers not only the usual bread & croissants, but also very good pizzas, and has a small bar which will shortly have a tobacco licence. The Mairie and primary school are also in the village square and there is a hard tennis court open to residents.

The nearest Town is Langon 7, minutes by car, with a complete range of amenities, shops and services: Leclerc hypermarket, DIY, garden centre, cheap petrol & car service centre. There are three other supermarkets: Intermarché, le Mutant and Cocinelle, plus three hard discounters: Leader Price, Lidl and Netto. There is a station with 30 min connections to Bordeaux, TGV to Paris & Strasbourg direct. Two motorway access points, A62 to Bordeaux city & international airport, 35-40 minutes and A65 to Pau opening March 2011. Excellent hospital, two vet clinics, all major French banks, a lycée & two secondary schools, plus private agricultural college & other agricultural colleges in the nearby towns of Bazas & Sauternes.

Tourist Facilities
Brand new indoor public swimming pool (25m x 10m) in Langon, the “Spadium”, with a 25m toboggan run and free access to indoor & outdoor Jacuzzis, Turkish bath, sauna and massage jets and an excellent 18 hole golf course.
The areas of Sauternes and Graves are the two leading Bordeaux AOC wine-growing areas with 24 chateaux to visit and wine to taste within a half-hour drive. The presence of the English during medieval times gave rise in part to the building of many of the fortified towns and castles you can see and visit, notably three classed as historical monuments: the châteaux of Roquetaillade, Cazeneuve and Malle, still inhabited by descendants of the old noble families who built them, and nearby Bazas, with its cathedral and medieval town square.
Canoe and Kayak trips on the river Ciron at Bommes, pony rides at Fargues and Roaillan, paintball club at Saint Pardon de Conques. Lac de Hostens (artificial) for swimming, pedalo and picnics. A multitude of cultural events, music, jazz, pageants, etc.

Equestrian
There is a specialised equestrian centre near Coimères; a livery yard for boarding and training top-level jumpers. There are two stud farms at Bazas, 10 km, and two other breeders nearby; one of which produces endurance horses.
Other breeds represented in the locality include Arabs and American horses. There are several horse trails nearby, including one starting direct from the property. In the countryside around the property, many fields are rented for grazing.

There are nationally-ranked jumping competitions in the summer at Bazas and Bordeaux, a horse racing course on the outskirts of the village. There is an English-speaking farrier at Gans near Bazas and in addition to the two vets at Langon, there are three more at Bazas. There is a specialist horse feed supplier at Bègles, 25 minutes by car.
