Baud 4 kms Pontivy 31 kms L’Orient 39 kms Josselin 38 kms Auray 29 kms Rennes 117 kms Dinard 153 kms Brest 169 kms Since acquiring the property in 2001, the present owners have extended and improved two existing houses and created three new houses through the total renovation of derelict stone barns. The result is a Principal House and four further cottages, currently let as gîtes. All the work has been carried out professionally and local artisans have been used where appropriate. Each cottage has its own terrace to afford holidaymakers a degree of privacy. A river forms the southern border of the property and trout fishing on the doorstep has proved a big attraction for many visitors. The land to the front of the property bordering the river is protected and can only be used for gardening or agriculture. It is kept mown as a large recreational area. The land behind the property is designated agricultural or woodland. The property is situated very close to a village and not far from the small thriving market town of Baud. The beautiful beaches of Southern Brittany are a thirty minute drive away on excellent roads and most visitors spend a good part of their holiday on the beach. Communications with the UK and the rest of Europe are good, with airports at Lorient, Brest, Rennes, Dinard and Nantes, and the closest Channel ports only two hours away. The village is about one kilometre and a pleasant walk to the baker/mini-supermarket or the bar. There is also a Church, public tennis court and popular tennis club, football field and two community halls – both used regularly for local events. Baud is about 4 kilometres with bank, doctor, three supermarkets together with a quantity of small shops (fishmonger/butchers/traiteurs/florists etc). There are also several restaurants and bars, public heated indoor swimming pool and a thriving market on Saturday mornings. Tourist facilities Beaches on the South Brittany coast are an easy drive away. Favourite beaches with clients are Carnac and Kerhilio, and the Quiberon peninsula with opportunities for surfing and other water sports. The local towns and cities offer plenty of sight-seeing and shopping opportunities, particularly Vannes with its wonderful medieval architecture and Josselin's castle. Each day there is a typically French market at a town within easy reach. Schools There are two primary schools in the village and a newly-built secondary school in Baud, where there is also a specialist school of music. Equestrian There is a small riding school in Baud, and a great vet. Several English “horsey” folk live nearby who could answer other questions and advise on the extensive riding opportunities in the forests surrounding the property. The French National stud and centre for excellence for dressage is at Hennebont, about 20 Kilometres away. The Properties House 1 Constructed in 1968, the house is white-rendered under a slate roof.
