This very comfortable and well-maintained house was built in 1970 and bought in 2004 by the previous British owners, who established the kennels. The present owners bought the property in 2007 and have carried out many improvements to the property and land.

THE BUSINESS

The business was started in December 2005 by the previous owners and got off to a flying start. The present owners have further expanded the business, which is now licensed to accommodate 27 dogs, through the provision of 10 new kennels. More cats can now be accommodated in 4 additional cat pens.

BEAUTIFUL PART OF BRITTANY

There is beautiful rolling country in this part of Brittany - and this spot is only 27 miles from the north Brittany coast, known for sailing, beaches, coastal walks, striking granite scenery and small medieval towns.

LOCAL FACILITIES

The nearby large village has various day to day facilities including 2 supermarkets, a cinema and a library.

There are butchers, 2 bakers, patisserie, florist, shoe shop, 2 pharmacies, 2 banks, various restaurants and bars. For recreation there are tennis courts, a skateboarding facility and a sports field.

At Carhaix-Plouguer is an indoor swimming pool, ten-pin bowling centre and a McDonalds (!)

TOURIST FACILITIES

There are various facilities for holidaymakers in the region. At Carhaix is a 9 hole golf course and a theatre. There are also lakes for fishing and swimming, including one on the edge of the local village. Sleepy Dinan is a beautiful and charming ancient river port with castle and cobbled streets. Guincamp has bars and nightlife as well as the Basilica de Notre Dame de Bon Secours. St Brieuc, the capital and cultural centre of the département, enjoys many exhibitions and festivals throughout the year, including a festival of Breton music in September.

OUTRIDING

The outriding is enormous and varied both on chemins ruraux (green lanes) from close to the property and also by boxing up and riding in the forests. Within 6 - 12 miles are 3 large forests - Foret de Freau, Foret de Beffou and the Foret de Coat-an-Hay.

EQUESTRIAN ACTIVITIES

There are various competitions in this region and also lots of endurance riding events. A new equestrian centre has opened this year in the nearby village of St Servais, where events such as jumping and in-hand shows are held, as well as talks and demonstrations.

THE HOUSE

The house is very well maintained and equipped with oil-fired central heating; a new boiler having been installed in 2002, which has been regularly serviced by the present owners. There is also a large domestic immersion heater for the summer months. UPVC double-glazing installed throughout in November 2007.

To the side of the house is a small paddock with a pair of field shelters and a round pen. Next to this is another small field, which leads on to two further fields, divided into paddocks, and a small area of woodland. Paddocks are enclosed by post and electric tape with most of the property boundary fencing being post and stock wire. In total, the land extends to 4.86 acres.
