Perpignan (Airport) 34 miles Céret 18 miles Amelie-les-Bains 16 miles Argelès (Beach) 32 miles Spanish Border 27 miles Barcelona 125 miles If you are looking to get away from it all and relish the challenge of a renovation project, then this retreat in the hills could be the property for you. The principal building is the stone shell of an 800 year-old farmhouse of impressive scale. This house is a total renovation project (with plans already drawn up for a B&B) but there is a habitable cottage, already renovated, for accommodation while work on the main house is underway. LOCATION This very beautiful part of the eastern French Pyrenees is known for its Romanesque Abbeys, picturesque villages and fortified towns. Just a few miles from the property are the spa towns of the “Tech Valley & the Alberes” with their tradition of therapeutic waters and colourful customs, such as the cherry festival and the annual running of the bulls in Céret. With the mountains, the Med, Andorra and Spain all within easy striking distance, the possibilities for outdoor pursuits in the area are limitless. Terrific potential to create a hostel as a base for walkers, climbers, trekkers etc. This area is widely regarded as having the best climate in France, with an average 300 days of sunshine each year. The nearest village is around 1½ miles away and boasts a café. Another very pretty village 4 miles further away has two family-run restaurants, a shop selling groceries and bread baked on the premises, a post office, primary school and a church. Nearest towns are Amelie-les-Bains–Palalda with a supermarket and a daily fruit-and-vegetable market, and Céret, with two supermarkets and a lively Saturday street market featuring the local cheeses, sausage, honey and other rural produce. SCHOOLS Primary school 5½ miles. Children are picked up by bus. Secondary schools in the valley towns, 16 or 18 miles, also with a bus service. THE COTTAGE A former stone sheep barn, restored in a traditional manner with exposed stonework, heavy timbers, terracotta floor tiles on the ground floor and wooden floorboards upstairs, the cottage has a floor space of 75 m² ( 807 sq ft) comprising: Sitting Room with wood-burning stove, Kitchen & dining area, Double Bedroom, Office, Fitted Bathroom. Electricity, Buta Gas, Telephone. Water. The cottage would offer a comfortable living space during renovation of the main house and could later be used in other ways, such as staff quarters or to accommodate visiting family or friends. THE MAS (Principal Farmhouse) At approximately 800 years old, this large stone building would at one time have been a very imposing house. Initial demolition work is complete, with original features such as stone arches, chimney breasts and bread ovens preserved. The robust stone shell is ready for renovation to commence and in fact, the present owners already have architectural plans for conversion to chambres d’hotes with numerous rooms amounting to 750 m² (8072.9 Sq Ft) over 3 floors. The completed project would make for a substantial and characterful Bed & Breakfast or Hostel on a very grand scale (See photos of plans). THE LAND 8 or 148 acres to include another building for renovation, is classed as mid-mountain terrain, a mixture of grass woodland and terraces. Approximately 2,750 ft above sea level, the property affords excellent views over the Roussillon Plain towards the Mediterranean to the East, and the peak of Canigou to the West.
