Situated i9n the west of the Limousin, the property lies just a few hundred yards from the Dordogne and also not far from the border of the Haute Vienne.
It is in the Green Perigord, at a height of 250m with truly magnificent views from the East through South to the West. The property is South facing and in a very quiet rural setting. This part of France is famous for its apple orchards and the climate is kinder than in the surrounding “grape” country with a little more rainfall, which means the grass stays green in the summer, hence the name Green Perigord.

The house has a CU (planning permission) for renovation and the solid stone walls are in very good condition. There is a well and mains water on a new meter. Electricity is on a pole at the north end of the house and would need to be reconnected.

Near the house is a small stone barn suitable as a fied shelter or stable.

There is detailed planning permission for a 12.19m x 27.43m (90' x 40') agricultural shed.

A  2 bedroom mobile home in excellent condition is on site along with a slightly smaller touring caravan, ideal for storage.

The 42 acres (just under 17 hectares) includes about 5 acres of mature woods and also some pasture that has mature trees giving shade for the animals. (see pictures). Some of the pictures show some old farm machinery lying around, this has now been cleared.

Neighbouring farmers are really friendly and very helpful, as is the mayor of the commune.

Objat (20 minutes away) is a lovely old town with an excellent market on Sundays and some fine restaurants and shops.
