The bulk of the land, in the form of pasture suitable for grazing, lies directly behind the house, while facing the house across the quiet lane (practically no traffic), is a small orchard and outbuildings. The property is part of a tiny hamlet, so in a quiet rural location, but not isolated, and just 1 hour’s drive from Limoges with its international airport. Limoges airport serves Bristol, Stansted and Southampton airports, and cheap flights can be available throughout the year from Limoges via Ryanair. Limoges is a vibrant city, with museums, porcelain factory, theatres, shops of all kinds and great variation of lifestyles. A train from Guéret will take you into Limoges, but also to Parisat a reasonable price. The area of Limousin is one of outstanding beauty and La Creuse has the look of the Lake District and Wales all rolled into one. If you enjoy riding, hiking or even skiing - the Massive Central is only a few hours away on excellent autoroutes and has wonderful mountains to explore, both in winter and summer. The nearest villages are 5 mins by car. One has a post office, doctors, village shop, pharmacy, junior school, butchers, bakers, restaurant/bar, hairdressers, little bar which serves coffee/wine and papers etc, Mayors office, fire station, library, football stadium, community hall. All these are situated in and around the edge of the pretty village square and fountain. The other village has a post office and hairdressers and two lovely bar/restaurants, one for traditional English food run by an Irish family, and the other, traditional French cuisine. It has a beautiful river ideal for swimming, fishing and even has a club for kayaking. There is a very pretty camping site for visiting families. There is also a doctor's surgery and a doctor who speaks English. Dun-Ie Palestel is 20 mins drive, with a traditional French farmers market every Thursday, an English Library which opens Thursdays all day and Saturday mornings. This library organises many events, such as visits to a local vineyard, fetes, cricket matches, even French lessons etc. There are banks and restaurants, a range of shops and businesses, post office, even an internet cafe. Just outside the ommune of Dun there is a breeding centre for horses that holds youngstock shows several times during the year. Just down the road from the house is a Trekking centre/ equestrian facility. They offer lessons, trekking, carriage driving tours around the area. There is a lake nearby with camping facilities and many activities such as walks and long distance rides along the lanes and tracks in the woods. These are organised by the local commune. Guéret Is the nearest large town and the capital of La Creuse. There you will find a large lake with a beach and protected children’s swimming area, ideal for watersports and lovely walks. There is a hospital and many specialist surgeries if needed, good, inexpensive restaurants, a cinema which shows original versions in English, supermarkets etc., railway station. Primary school in the local village and Secondary in Guéret - children are picked up by bus to be taken to the Secondary Schools. There are several equestrian centres in the region. One of the biggest and nearest is in Ambezac, which is about an hour away. They hold dressage competitions, training sessions with international instructors, showing classes and general hacking in the nearby woodland. Stabling is available for clinics or courses lasting several days. Le Dorat, which is about ¾ hr drive, holds racing 3 times a year, including trotting races and cross country. The largest is in Pompadour, an administrative centre for breeding, registration etc - they hold cross country and show jumping events, and carriage driving events, plus breed shows. The town of Pompadour is around 3 hours away, and also has a racecourse and a chateau. There are two vets locally who are Belgian and speak English, both equine and small animal vets. Feed merchants are situated in Guéret and Limoges. Alliance Pastoral is the company who supply bedding and feed and all manner of items needed for fields and horses etc. You can see their website and catalogue under Alliance Pastoral. (As a matter of interest there is an International cross country & three day event held annually in the Brenne National Park - roughly 1 ½ hrs away. The House (double glazing throughout). Kitchen/Dining Room: 24m². Tiled floor, stone walls and fireplace with large wood-burner. Fitted kitchen at the rear with gas hob, overhead extractor hood and electric oven. Utility Room: 12 m².
