REMARKABLE LOCATION

The property is situated in a truly remarkable location for the professional or private equestrian owner: in the great horse country of the Departement of the Orne – only two miles from the National Stud (the Haras du Pin) and 9 miles from the regional town of Argentan.

Within a few hundred yards is access to a large forest of mixed woodland for superb outriding. The North-South Autoroute from the Calais-Caen main road is only 14 miles.

BRILLIANT LAYOUT OF LAND AND BUILDINGS

The land is laid out in one large rectangular parcel of level and gently sloping pastureland and comprises twelve enclosures of which seven are post and rail fenced (see below). There is mains/well water to most enclosures.

The spacious house, the gîtes and equestrian buildings are located down a private drive. From all the buildings is direct access to all parts of the land.

SOUND HISTORY

The house has space and character while not being rambling and was well renovated by French owners in 1990. In 2001 the property was acquired by the present British owners who have pursued breeding and general equestrian activites.

Now a desire to retire and downsize causes this amazing property to be available for sale. Upon acquisition the present owners created three comfortable small gîtes. They have developed a successful gites business as a supplement to income. This business may be continued by new owners and expanded, if desired, by converting part of the adjacent barn and stables to further gites (subject to consents).

Alternatively the gites would be extremely useful for private hospitality for clients of the stud or for use as holiday accommodation for family and friends.

TOURIST FACILITIES

There are various fishing lakes in this area, and within 30 minutes drive are four chateaux open to the public. There is a public boating lake near Vimoutiers.

LOCAL FACILITIES

In the nearby village, 3 kms away, are butchers, bakers, newsagents, mini-supermarket, hairdressers, two bars/restaurants and a school to age 11. Secondary education is at Argentan or Gacė.
