This is an exceptionally beautiful location near a large lake around which there are plenty of tracks and paths for walking and horseriding. Just 5 minutes away is a superb 18 hole golf course. Many of the greens lying on the other side of the lake can be seen from the garden of the property; very convenient for a keen golfer.                                                                                        
 
The nearest town is Vire which is a traditional market town and has every usual activity and amenity including churches, restaurants, theatre, shops, supermarkets, schools and a theatre.  
 
Vire also has very good indoor tennis courts, several sports grounds, and a superb indoor and outdoor aquatic facility.  The schools are excellent.
Vire also has excellent medical facilities and many of the staff speak good English.
 
The local village has a village shop, bar/restaurant and primary school.
 
Proximity of Large Public Lake
 
The house faces due south with 180 degree panoramic views over a large lake with public access for walking, fishing and sailing as well as having a bird sanctuary at one end. Across the lake, the views also include a high quality eighteen golf course and a beautiful wooded valley.
 
Equestrian Facilities and Outriding  
 
The area around Vire has a thriving race horse industry which is supported by good equestrian and veterinary facilities.
 
There is a large equestrian centre on the way to St. Sever (La Renarderie).
 
The meadowland is fertile and well drained and so ideal for keeping horses. There is access through a gate on the proeperty to the track which encircles the lake.  This track is ideal for outriding.  
 
Only a short ride away is  the Forest of St Sever which has many public access tracks providing superb outriding.
 
The land surrounding the house extends to about 6 hectares.   Some of the land is used as extensive lawned parkland, but the remainder of the land is meadowland with newly installed ranch-style fencing, currently used for grazing sheep and would also be very suitable for keeping horses.   Clearly the lawned parkland could also be used for grazing horses.

The House
 
The house is set in the middle of landscaped ground and is approached by a long drive and electronic, remotely controlled gates ensuring complete privacy and security.
 
The house has been restored and enlarged using all original stone and granite. It has mains water, gas central heating and a large septic tank, fully conforming to current regulations.  
 
It is now a modern, light and spacious family home having four double bedrooms, two sitting rooms, kitchen/breakfast room, dining room and entrance hall.
 
The ground floor is open-plan and has large picture windows on the east, south and west which get the sun all day long.

About three years ago, a 10m x 5m heated swimming pool 1.2m depth was installed meeting all modern French security requirements including electrically operated pool cover.   It is surrounded by pale non-slip tiles for a really fabulous pool sitting/eating area and pool house.  There is practically unlimited parking by the house and a central island for easy in and out access.  There is a good sized garage with a tiled floor and a storage loft, plus an attached carport.   At the back of the house, there is a huge stock of cut logs, enough to last a lifetime, for use in the open fire.

The house has never been used for letting purposes but local advice is that a reasonable rent would be around 1,500 per week during the high season.  
 
All the land owned is within a designated area of outstanding natural beauty which means that this whole area is protected from development.
 
The property is near an excellent 18 hole golf course, currently one of the best in Normandy.    It is usually un-crowded and is not expensive to play and has a good clubhouse. 
 
The nearby lake can be accessed from the grounds for walks, sailing or fishing.  There is a sailing club nearby which hires small boats but it is relatively under-used and so does not affect the peace and quiet of this location.
