Location

The property nestles in 22 acres of outstanding natural beauty in a secluded location at the end of a 300m driveway, yet only 10 minutes from the town of Parthenay with full amenities. These include all levels of schooling, theatres, shops and many traditional festivals throughout the year. Poitiers Airport, with regular flights to the UK, is 30 minutes away.

The local village is a small commune with ancient architecture, schools, boulangerie, ailmentation and boucherie.

Tourist Information

The Gatine region has lots of excellent tourist attractions for all age groups. These include the world famous Futuroscope, the theme park dedicated to technology. The magnificent medieval town of Parthenay which holds numerous musical & entertainment events in the summer months. Savour the atmosphere of local markets, tiny tucked away villages, French cuisine and lanes to ride off the beaten track. La Rochelle with its spectacular sandy beaches is not far away and there are lots of chateaux to explore. For the younger members of the family there are children's zoos, parks and much more.

Development Opportunities

The current owners offer carp fishing holidays to the UK, Dutch and German markets. Holidays are usually sold to a single party as an exclusive booking, with average revenue per chalet of £900 per week. The web domain and customer database is included in the sale. Additional revenue could be generated from leasing the lake off-season for local syndicate angling, renting tackle and bicycles and catering for guests.

The owner’s chalet has planning permission for the addition of an upper storey under a pitched roof and could be re-designed to create a smart 3 or 4 bed lakeside family home. The surface area can be increased by 30% (through the less complicated “déclaration préalable” procedure) giving ample scope for a beautiful traditional house.

Permission has been granted to construct 4 log cabin style wooden chalets (each 52m²) in the oak copse beside the lake. Indications locally are that the planning department would not have a problem with proposals for further chalets. Plans are in place for a shower block, guest room and laundry/washroom (it may be possible to obtain a tourism grant for 30% of the cost).

The local mayor is very keen to support a campsite at the property and there is an area of woodland that would lend itself to caravans and tents. Research has been carried out into the siting of yurts and tepees for more adventurous holidaymakers (information can be supplied).

Owners Lodge

This is completely open plan with bedroom kitchen and living area as a single space, totalling 549 sq ft. Currently used as owner’s accommodation, the lodge has excellent potential and permission to develop into a 3 or 4 bed house. Constructed of block with a special granite fireplace and pretty covered barbeque patio built from reclaimed materials, including a rustic pebbled floor. The lounge area has a tiled floor, pine clad walls, satellite TV, telephone and broadband. The kitchen has a traditional double sink and plumbing for a washing machine. The shower room has a washbasin and WC.

Behind the lodge are various animal sheds and storage rooms. Mains electricity with enough voltage for future plans. Mains water with the added advantage of a pure well, which is used currently.

Guest Chalet

Currently used as client accommodation, the chalet can accommodate 6 people with one double bedroom, one twin bedroom and a double sofa bed. Ensuite shower room, separate WC and a fully equipped kitchen. Appliances include a microwave, oven, gas hob, fridge and electric heating. The chalet is double-glazed and is offered fully furnished and with linen, crockery and satellite TV. Outside are a decked terrace, barbeque and seating area.

The chalet is normally let for £900 per week.

Both buildings are set in an oak copse with stunning views over the lake to one side and over the meadow to the rear. The sunsets & sunrises in Poitou-Charentes are superb.

Lake

The lake is well stocked (records available) and 3 hectares (5acres) in size, clay lined and spring fed. Stocked with specimen carp over 40lbs, mirrors and commons, pike, tench, roach and zander. The lake is clear, rich with natural food sources such as swan mussels and bloodworm. There is a picturesque, willow-planted, island and all banks are well established with indigenous trees and shrubs. The perimeter is enclosed with a bed of irises. Access is dry with grassy banks and six swims – although with potential for more. The depths are superb; up to 3 metres and there are full facilities to drain the lake, including concrete holding tanks. All permissions are in place with the necessary authorities. An aerator and boat are included in the sale.

Fish Stock Sales

Additional revenue could be made by “rearing on” fish for restaurants and bait with sales possible every two years. There is an area that would be ideal as a fish breeding unit for large specimens and another area that could accommodate a second, large lake of approximately 4 hectares.

Woodland

There is an area of natural woodland, stocked with oak, ash etc. These would be a superb nature trail or alternatively cultivated for firewood or planted with poplar trees to create a future income. 1000 poplar trees planted 13 years ago will provide income in 7 years of approx 30,000 euros.
