Location: Near Parthenay, Département of Deux Sevres, Poitou-Charentes. Price: €441,000 Status: For Sale ID: 446 The above price includes Estate Agency Fees. A figure of approximately 6.5% should be added to the purchase price to cover Tax, Notary and Registration Fees. St Maixent 14km Parthenay 20km Niort 32 km Poitiers 63km Atlantic coast -Vendee 1-2 hours drive. The owners purchased the property to create a “RC” Centre for Radio and Remote Controlled vehicles. It was to be a family run business offering holidays for RC enthusiasts, initially for aircraft and cars, with plans to include other types of RC activities in the future. Unfortunately, due to ill health, they are no longer able to pursue this course and have decided to sell. Prior to the present owners purchasing the property, it was used as a go-karting complex. There are several tracks, the jewel being the 500m road circuit with a 100m straight. This area is all floodlit. The land has been improved significantly by removing hedges/trees and levelling the former quad track. There is a gravelled parking area with space for around 50 cars plus 2 coaches. This property could lend itself to numerous business ventures. The nearest villages are both at about 3km and have a bar, hotel, grocer, garage, hairdresser and post office. The nearest town (pop. 6,000) is 10km and Parthenay (pop. 12,000) is 15 km. Both have all the usual amenities you would expect from towns of those sizes. There are numerous tourist facilities within the 10 to 20 km range including public lake (with fishing), modern swimming centre, leisure park and golf. Schools Infant and juniors in local village, Lycee about 10km. Equestrian The owners do not have horses but have a friend in a neighbouring property (2 km away) who sells equestrian products. He can provide a full range of equestrian contacts and information. One possibility might be to establish a riding school at the property as little competition exists in this area. There is plenty of good riding in the area as well as various kinds of hunting. The House The house is a traditional longhouse with the owners’ accommodation in the middle. It has been completely renovated in recent years, with new electrics, double glazing and a new roof. Heating is by electric radiators, plus two wood burning stoves. Kitchen: 5m x 4m. Electricity (note: Since these workshops are integral to the longhouse structure, they offer possibilities for easy conversion to further accommodation) Campsite The campsite has been designed to three star specification, though on most counts it meets four star standards. There are 6 established pitches (although facilities exist for 12), each with convenient access to water and electricity supplies. Access to the site is very straightforward, being only 100m from the road and paved all the way. The pitches are large and accommodating; even the largest rigs will be no problem. All pitches are clearly defined and numbered, and the boundaries have started to be landscaped (this will need time to mature). The toilet block is being totally refurbished. Washing facilities and food preparation areas are also included in the complex. There is a large open-fronted and covered structure that can be freely used by campers for whatever reasonable use they find for it (such as outside meals, games, etc.) A cabin contains an information centre, with many details of local attractions plus useful information of all kinds. A campsite shop is situated adjacent to the bar. Adjacent to the campsite there is an open area for games etc. The Land Aside from the track areas, the remainder of the 25 acres is flat meadow. Fencing to all road sides is modern wire grid type in excellent condition. The fencing to adjacent fields is wooden post with barbed wire stock fence and also hedged. There is one small section of woodland that is not fully fenced. There are three small ponds (for stock). Two retain some water in summer the third is new and probably would dry up in summer without additional work. There is also the obligatory fire service pond for public access properties There are no rights of way over the land. Services Mains electricity and water. There also a well (which has never dried up in the owners’ experience). The fosse septique is modern, part of the full restoration in 2003; all paperwork available. There is a water supply to the campsite, and adjacent to the karting track.
